Residential Rules & Regulations

As a tenant (Lessee), you agree to follow all lease provisions and these Rules and Regulations, as well as any reasonable rules established in the future. You are responsible for informing all guests, visitors, and invitees of these rules and for any violations they may cause. Fines and damages resulting from non-compliance will be the Lessee’s responsibility.

Property and Safety Standards

  1. Locks and Security Devices: Do not change or add locks or security devices without written permission from the landlord (Lessor).

  2. Temperature Maintenance: Keep the unit heated to at least 60°F at all times to prevent damage (e.g., frozen pipes). Lessees are responsible for damages caused by failing to maintain this minimum temperature.

  3. Hallways and Stairways: These areas must remain clear and unobstructed at all times. Do not store items on porches, or stairways.

  4. Roof and Fire Escapes: Accessing or storing furniture, grills, or other items on the roof or fire escape is strictly prohibited.

  5. BBQ Grills: Grills must be at least 10 feet away from any building. Grills cannot be used on balconies or porches.

Maintenance and Cleanliness

  1. Maintenance Requests: Non-emergency maintenance requests must be submitted via the online form. For emergencies, call (270) 465-1996.

  2. Light Bulbs: Light bulbs are provided at move-in. Tenants are responsible for replacing them during the lease term and ensuring all fixtures are equipped when vacating the unit.

  3. Good Housekeeping: Maintain a clean home to prevent pests or vermin. Lessees are responsible for exterminator fees resulting from poor housekeeping practices.

  4. Smoke Detectors: Ensure smoke detectors are functional at all times. Test them monthly and replace batteries as needed. Notify Lessor immediately if repairs are needed. Disabling or removing batteries is prohibited.

  5. Floor Maintenance: Vacuum carpets regularly and use rugs in high-traffic areas and under furniture to help protect hardwood floors from scratches and wear. Tenants are responsible for preventing damage to flooring, including scratches or gouges, which may result in deductions from the security deposit for repairs.

  6. Outdoor Areas: Keep the vestibule area outside your door clean and free of trash, flyers, or debris. Sweep or vacuum occasionally.

  7. Garbage Disposal: Dispose of all garbage in the appropriate trash bins. Tenants are required to take bins to the curb on designated pickup days and bring them back promptly after collection, in accordance with city ordinances. Trash bins must be kept clean, and the surrounding area must remain free of litter, bottles, or debris. Failure to comply with these guidelines or to maintain the cleanliness of the trash area may result in fines or additional fees for cleanup.

Utilities and Appliances

  1. Dishwashers: Use only dishwasher-safe soap.

  2. Plumbing: Do not flush feminine hygiene products, "flushable" wipes, bar soap, or any non-flushable items down the toilet. Tenants are responsible for plunging their toilets. Maintenance calls for this issue will result in a $75 charge.

  3. Heating and Windows: Keep windows closed during the winter when the heat is on. Tenants found with open windows may be billed for a pro-rata share of heating costs.

  4. Fixtures and Lightbulbs: Use only lightbulbs with wattage that complies with the fixture's limitations. Unauthorized installation of showerheads or faucet aerators is not allowed.

Prohibited Items and Activities

  1. Decorations and Modifications: Do not use stickers, adhesive tape, or gum on any surfaces. Tenants may use nails to hang items on walls; however, excessive nail holes, large hardware, or improper use that causes significant wall damage may result in repair costs being deducted from the security deposit or additional fees charged to the tenant. To minimize potential charges, tenants are encouraged to use 3M Command Strips or similar damage-free hanging products whenever possible.

  2. Lofts and Waterbeds: Lofts, waterbeds, and Jacuzzis are prohibited. Indoor furniture is not allowed on porches.

  3. Candles: While we strongly discourage the use of candles due to fire hazards, we understand that some tenants may choose to use them. If you do use candles, please exercise caution, as they pose a significant risk of fire and personal injury.

    Candles also produce black soot, which can stain walls, ceilings, and other surfaces, causing lasting damage. Tenants will be responsible for cleaning or repairing any soot damage, and associated costs may be deducted from the security deposit or billed as additional fees.

    To reduce risk and prevent damage, we recommend using safer alternatives, such as wax cube burners, essential oil diffusers, or flameless battery-operated candles. These options provide the same ambiance without the hazards or potential for soot damage.

  4. Smoking: Smoking is not allowed inside any unit. Fees will be assessed for damages caused by smoking, including carpet replacement, deodorizing, and repainting.

  5. Parking: Parking on the lawn is prohibited at all times.

  6. Storage Near Utilities: Personal items, trash, or furniture must not be placed within 3 feet of water heaters or furnaces.

  7. Pools: Pools are strictly prohibited on the property. The only exception is baby pools, which must be used exclusively in the backyard or porch area. After use, please ensure that all water is dumped, and the pool is removed from the yard to prevent damage to the grass and avoid standing water, which can attract pests. Failure to follow these guidelines may result in additional fees for cleanup or damage.

Fees and Responsibilities

  1. Lockout Fee: A $75 lockout fee applies for any lockouts. Lockout services are unavailable between 12:00 AM and 8:00 AM.

  2. Cable and Phone Lines: Tenants must terminate all cable and telephone services by the lease end date. Failure to do so will result in a $200 per line fee.

  3. Renters Insurance: Tenants must maintain renters insurance to protect personal belongings. The landlord is not responsible for theft or damage to tenant property.

Additional Responsibilities

  1. Reporting Issues: Report leaky faucets or continuously running toilets immediately. Tenants are responsible for increased water bills caused by delayed reporting.

  2. Fines and Damages: Tenants are responsible for all fines and damages resulting from non-compliance with these rules.
