Thank you for your interest in renting from Adams Rentals. Please complete the online application or download the printable version to fill out at your convenience. You will also find several other documents available for download:

  • Procedures/Instructions for completing the application.

  • Tenant Welcome Information Sheet: Once approved, this will help you with necessary contact numbers and addresses for utilities and services.

  • A Hold Form: Complete this form and attach it to your $100 deposit to secure the apartment while your application is processed. (This can be sent via Venmo, Zelle, etc. — please specify if you choose to use one of these.)

*Please Note:

If you have multiple applicants, please ensure that each applicant uses a DIFFERENT EMAIL ADDRESS. If multiple applications are submitted from the same address, an additional credit check fee will apply.

After submitting your application, please email a copy of your ID and proof of income to adamsrental@gmail.com. Include your first and last name in the subject line. Prompt submission is essential to avoid delays in processing your application.

Please allow a minimum of 48 hours for application processing. Applications submitted after closing will not be processed until the next business day.

If your individual income is less than three times the rent amount, a guarantor will be required (preferably a parent or relative). Your roommate or co-applicant cannot serve as your guarantor. Please have your guarantor contact us to complete a guarantor application.

Once approved, you can pay the remaining deposit and rent via check, cash, online bill pay through your bank, Venmo, or Zelle. We do not accept credit or debit card payments.

Important Information for Pet Owners

Availability

Applications for apartments will be accepted on a first come first served basis and are subject to the availability of the apartment type requested.  Rental rates are subject to change without notice.

Rental Applications

An application for residency must be completed and maintained for each legal adult prospective resident who will be living in the apartment or contributing to the payment of rent.  Any false information will constitute for grounds for rejection of application and the lease will be nullified. All occupants must be listed at the time of application.  Each person must complete an application and will jointly qualify for the apartment.  Each is fully responsible for the entire rental payment, and each must execute the lease agreement and its supporting documents.

Application and Reservation Fee

We require a non-refundable application fee at the time of application.  A reservation fee is also due at the time of applying for an apartment.  Please contact the property for the amount of the application fee, the amount of the reservation fee and details.

Occupancy Standards

Occupancy standards must comply with Federal, State, and Local fair housing and civil rights laws, landlord-tenant laws, and zoning restrictions. The following standards should be used solely as guidelines:
