Adams Rental Pet Policy

Rules and Regulations for Pet Owners

  1. Pet Fees and Documentation
    A monthly pet fee is required and must be paid on the 1st of each month. Additionally, a non-refundable pet fee must be paid before the pet is allowed access to the apartment. Only the pet described and named on the application is permitted to occupy the premises, with a strict limit of one pet per apartment. Visiting pets are prohibited. A certification from your veterinarian confirming that your pet is current on all vaccinations must be provided at move-in and annually on the anniversary of your move-in date. Failure to provide this documentation may result in immediate lease termination.

  2. Pet Conduct and Restrictions
    Pets must be kept inside the apartment at all times, except when on a leash and under the control of the resident. Tethering pets outside the apartment premises is strictly prohibited. Any pet waste must be promptly removed and disposed of properly. Pets are not allowed to "spray" the shrubbery or trees. Only dogs are permitted; cats, rabbits, snakes, reptiles, arachnids, ferrets, or fish tanks (over 10 gallons) are not allowed. Service animals are addressed under a separate policy.

  3. Behavior and Responsibilities
    All pets must be housebroken, spayed or neutered, and their owners must adhere to the walking rules. No doghouses, pet carriers, or cages are allowed on patios, porches, or grounds. Responsible pet ownership is required, and aggressive or disturbing pets will not be tolerated. If a pet becomes a nuisance, the tenant will be required to remove the pet or vacate the apartment upon notice from landlord. Any damage caused by the pet is the tenant’s responsibility, and repair costs will be deducted from the security deposit. Costs exceeding the security deposit will be billed to the tenant, who agrees to pay. Tenants must ensure their personal liability insurance covers any damages, claims, or liability resulting from their pet. Failure to comply with these terms will be considered a default under the Apartment Lease Agreement, and the owner reserves the right to exercise all remedies, including lease termination, under Kentucky law.

Unauthorized Pets Policy

If a tenant is found with a pet that has not been approved through the proper application and documentation process, the following consequences will apply:

  • Immediate $500 unauthorized pet fee charged to the tenant’s account and payment must be made within 30 days. Failure to pay within this timeframe may result in further action, including additional fees or lease violations.

  • Retroactive monthly pet fees of $100 will be applied from the date the unauthorized pet was discovered until the issue is resolved.

  • Mandatory pet removal from the property within 72 hours of notice.

  • Lease termination proceedings if the issue is not resolved within the given time frame.

  • Damage Responsibility: The tenant is responsible for any damages caused by the unauthorized pet, including cleaning, repairs, or additional charges that exceed the security deposit.

Unauthorized pets disrupt the community and violate the lease agreement. We take this matter very seriously and will enforce these policies to maintain a safe and comfortable environment for all tenants.

For Restricted Pets:

Restricted pets include, but are not limited to, cats, rabbits, snakes, reptiles, arachnids, ferrets, or fish tanks. Tenants caught with restricted pets will face:

  • Immediate $750 restricted pet violation fee charged to the tenant’s account and must be paid within 30 days.

  • Mandatory removal of the restricted pet within 48 hours of notice.

  • Lease termination if the restricted pet is not removed or if there is any repeat violation.

  • Accountability for any damages caused by the restricted pet, including repair, cleaning, or replacement costs.

Restricted pets are prohibited to maintain a safe and comfortable environment for all tenants. Violating this policy is a breach of the lease agreement and will not be tolerated.

Support Animals

Adams Rental, LLC properties are committed to compliance with federal, state and local Fair Housing laws. As such, we will gladly grant reasonable accommodations to our rules, policies, practices, or services when there is disability related need for the accommodation in order to afford people with disabilities an equal opportunity to use and enjoy their housing. Specifically, we gladly allow Assistance Animals as an accommodation for qualified tenants with disabilities. However, please be aware that pursuant to KRS 38.085, knowingly providing false information or documents in an attempt to obtain an Assistance Animal in housing is a criminal violation punishable by a fine up to $1,000.

KRS 383.085 defines an “Assistance Animal” to include any animal that works, provides assistance, or performs tasks for a person with a disability or that provides emotional support that alleviates a symptom or effect of a disability. Thus, “Assistance Animal” covers both Service Animals and Emotional Support.

Pet Application


Please be advised of the following pet application requirements for Adams Rental properties:

Adams Rental welcomes dogs weighing 20 pounds or less. This weight limit is in place to ensure the safety and comfort of all tenants.

  • Non-Refundable Pet Fee: A one-time $200 pet fee is required at move-in. This fee covers general wear and tear caused by pets and is not refundable.

  • Pet Rent: An additional $30 per month will be charged as pet rent.

  • Pet Deposit: A refundable $300 pet deposit is required. The deposit will be refunded upon move-out, provided there is no pet-related damage to the property.

Important:

  • All pets must be approved through the proper application and documentation process prior to move-in.

  • Tenants who bring in a pet without prior approval will face a $500 unauthorized pet fee and may be subject to eviction for a lease violation. All monies paid, including deposits and fees, will be forfeited in such cases.
